Are you thinking about buying a home but it seems too intimidating?

Even though it is most likely going to be the biggest purchase in your life, it doesn't have to be scary.

The first intimidating thing for you may be the cost of a having a Realtor. But what if I told you that buyer agency agreements are completely FREE! Does that help ease the tension a little bit? The only out of pockets that home buyers typically have are home inspections and closing costs, but closing costs can be negotiated in the contract to purchase the home! Your earnest money you pay up front but typically get back at closing!

Hopefully that helps ease your mind if you are on the fence of buying a home. Here in Cheyenne it is cheaper to buy than to rent if you want to get more for your money on top of making a great investment!

The first step in purchasing a home is figuring out how much you are prequalified for so that you know what price range to begin looking in. This is a FREE service to you! After that, you will then need to decide what your must haves are in a home. Do you need 3 bedrooms at least? Fenced in yard? Garage? These are things that you can tell your agent that are deal breakers or just things that you prefer to have. That way you will be shown homes that fit your needs or at least close to it. Have you ever searched for homes before? It is a fun process to go through and us Realtors, try our best to make it as enjoyable as possible!

What happens next? Once you find a home that you like, have a sit down discussion with your Realtor and decide what you want to offer. Did you know that if you liked something in the home, such as the washer and dryer, you can ask for those items in the offer as well? Once you decide on an offer, the agent will write it up, you will sign and it will be sent over to the seller's agent and the seller will do one of three things; accept, counter back, or decline.

After you get an offer accepted then the process of getting ready to close will begin. This can take anywhere from 30-60 days usually. Things will happen during this time period such as inspections and an appraisal.  Oh and LOTS of signing of documents! You can also ask for repairs in case the inspections showed something. If the inspections showed major problems, you are allowed to walk away from the deal.

Then the big day is finally here. It's CLOSING day! Typically you will meet at the title company and all the papers are discussed with you and signed. Then the best part happens and you get the keys to YOUR new home! Yay!
